WE ARE MORE THAN A TITLE COMPANY –
WE ARE YOUR LEGAL COUNSEL
There are a lot of title companies that are owned by attorneys. You can do a google search and find thousands of title companies that can clear title and draft deeds and mortgages. But that is not the reason you need Monarch Law and Title and Attorney Gia Songur.
When you choose Monarch Law and Title you get an attorney that can protect you against real estate disputes, but more importantly when an unanticipated event comes to light. We know how to resolve the problem!

And not all attorneys have the experience and knowledge to navigate in Family Court, Criminal Court, Bankruptcy Court, Probate Court, and Foreclosures.
Monarch Law & Title offers you over 20 years of experience in
- Real Estate Litigation
- Family Law
- Bankruptcy Law
- Foreclosure Law
- Criminal Law
WHY YOU NEED A REAL ESTATE LAWYER THAT
UNDERSTANDS MORE THAN REAL ESTATE LAW
What happens when you receive a call from an individual with several siblings that have an urgency to sell, because the home that was given to them by their parents has thousands of dollars of back taxes due. The hawks of foreclosure are hovering overhead! The siblings live out of state. One of the siblings has filed bankruptcy, another has a pending criminal case and the other has a back child support lien.
When you have multiple sellers or buyers you need a communication system that is streamline and easy to use. Because we are attorneys and have a duty to provide meaningful and prompt communication with our clients. We have a stress free electronical portal that the Realtor, Lender, and FSBO’s can use to keep themselves up-to-date with the closing process and are better able to download/upload documents with ease.
Getting a buyer quickly can be quite a feat, but now to get to the closing table . . . This is where Monarch Law and Title steps in and comes to the rescue!
Wow. . . what a race to the Closing Table!
During the title search it is discovered that one of the sellers has filed bankruptcy and was titled on the property before it was devised in the parents will. A bankruptcy attorney/title agent that is licensed to practice in bankruptcy court can easily get the information needed to determine if the property was part of the bankruptcy and whether the delinquent taxes were forgiven or paid off in the bankruptcy proceeding.
Now what? The child support lien presents another challenge. We understand Family law and the complex issues of a court ordered child support obligation. By interviewing the person with the child support lien, we can determine if the child support lien was recorded in error or can it be cured by filling the appropriate pleadings in the family court case.
Another wrinkle . . . is that the will was not probated. Now what? Can the sellers sell? Who owns the property? An attorney that practices in probate court will easily navigate to get the appropriate affidavits and tie up the loose ends of a probate case. The attorneys at Monarch Law & Title can provide a legal basis for who are the real owners of the property.
Out of state? And unwilling to travel to Florida for the closing . . . No problem! We can coordinate remote closings and the other siblings can close from the comfort of there homes.
WHAT IF. . .
What happens when on the day of closing one of the parties is not available or otherwise indisposed and can not make it to the closing? Don’t worry . . . we also have experience and we can navigate a remote closing. . .
THESE ARE JUST A FEW REASONS WHY YOU SHOULD CHOOSE US!
